Waterfront Station II is a diverse development that complements its surrounding community and furthers the goals of the Southwest Neighborhood Small Area Plan by providing a variety of housing opportunities, enhancing the Southwest neighborhood’s position in the District as a performing arts and cultural hub, and leveraging and maximizing the transit-oriented nature of the site, all while providing a highly livable, sustainable, walkable and economically viable community.
Waterfront Station II is designed to achieve LEED Gold certification through a combination of stormwater, water-use, waste water, lighting, and HVAC strategies. The design is carefully crafted to enhance the community with a design that is vibrant and beautiful, yet considerate and responsible, and fits into the heart of Southwest DC. Early commercial tenants include a campus of AppleTree Public Charter School and Good Company Doughnuts.
Many of the apartments include angular balconies with glass fronts and views of the Washington Monument, the U.S. Capitol and the Anacostia and Potomac rivers. The building has solar panels for energy efficiency.
Building amenities include indoor and outdoor spaces such as a roof terrace and swimming pool, a second-floor courtyard, a co-working and communal gathering space, a fitness center, a library, and lounges for entertaining and meetings.
