One 501 Eckington brings vitality and artistry to a former vacant lot in Northeast Washington, DC. adjacent to the Metro train tracks. The mixed-use development, offering neighborhood serving retail and rental apartments, serves as an anchor to the newly developed Alethia Tanner Park. The building has a modern industrial feel with a strong dedication to the arts. From the public facing murals that enliven the community to the unique amenities including an art studio, One 501 Eckington weaves art into daily life.

In addition to budget constraints, a key design challenge was the diagonal slope of the site. This was addressed in the design of 9 two-story artists’ lofts, with living space on the second floor and first-floor studios that open directly to the public along the park.  

The building has easy access to the Metropolitan Branch Trail and includes a landscaped courtyard with a pool, seating areas, a green roof and a rooftop deck. Street level retail enlivens the pedestrian experience and offers residents shopping and dining at their doorstep. The massing and facade effectively bridge the park/tracks on one side and existing residential on the other, creating a cohesive urban plan that contributes positively to the neighborhood.

One501 Eckington has been LEED Gold certified by the U.S. Green Building Council (USGBC).
